How To Use Roof Sealant Efficiently To Ensure No Leaks
Roof sealant is something that will occasionally have to be replaced. For every type of roofing material that is a sealant for it. This sealant is used to help protect the underlayment, or the roof structure, from moisture and other weather elements. If any damage happens to the roof, or just through years of use, then this sealant will need to be replaced. Many people will think that you can just smear some on the edges of the roofing materials and be done with it. But, when applying roof sealant there is a correct way to do it so the roof does not leak.
Water is a big problem for a roof. Without proper sealing of the roofing materials you can have some serious problems with structural damage, mold, and even interior leaking. When you go to seal your roof, you need to pay attention to the type of roof sealant that you will be using. Choose a waterproof sealant that will effectively protect your roof.
Roofing sealant is mostly used with synthetic slate roofing and other types of asphalt or shingles. The reason for this is that there is a lot of different seams and junctions where the sealant will be needed. There are also times when you will use the sealant with metal roofing. When applying sealant you want to make sure of a few things.
First, always make sure that you put the sealant on in a consistent bead. For sealing around vent pipes, roof vents, and other structural pieces that will be sticking up through the roofing material, a bead of the sealant is used. You do not use a spreader and smear it all over. This will leave gaps, bubbles, and other gaps that water can easily leak through. A thick bead, that is consistent and without any gaps, will give a much better seal.
Second, you will always want to make sure that you seal anywhere that you feel will lead to leaks. This is especially true of valleys and around chimneys. On most residential metal roofs, people will seal along the side of the eaves, along any vents, and near the ridge cap.
There are also times when you will just need to replace, or reseal and area where the sealant has been damaged. To do so, you simply spread the sealant into the missing areas, or the cracks, and make sure it fills in all the gaps. One trick is to roll it up in your fingers and make a long tube of it. Then press it into the cracked areas and surface of the damaged sealant. This will create a strong bond so water can not get through.
When using any type of roof sealant, you will also want to make sure that you are keeping it the same as the rest of the roof. While most sealant is white, you can get sealant that will match the color of your roof or eaves. This will not be a big problem with slate or asphalt shingles. However, many metal roofs are different colors than a grey or black.
